You are charging me over $5000. What are the breakdown of charges?
We paid our rent and left because of the guy in the next apartment vomitting on our door and in the hallway.Nobody cleaned it up. He banged on our door every night.
Most times like 2 or 3 in the morning and shouting incoherently. We complained several times and was ignored.

This has been an ongoing issue with our A/C going in and out. The maintenance guy has tried to fix the issue, however this issue is above maintenance at this point.
This seems to be an electrical problem. Ive placed several work orders regarding our A/C system not working. Ive also sent emails to the property manager and havent gotten any emails responses back regarding getting this resolved. Im highly disappointed with the communication and the lack of responses from the property manager.
This is unacceptable and very frustrating to have to deal with this kind of situation during the summer. Im not pleased with this property at all.
I dont know when the last time the A/C system has been replaced however its ridiculous. We supposed to have a new thermostat and its out as well.

The people above me run on a treadmill, jump off steps, drop weights, etc. They have been communicated with multiple times but continue with no regard for my peace.
Her disturbances are not only heard but felt. It is so loud and thunderous that it made a porcelain rose fall off a shelf and break.
(I brought this back from Italy for my mother, and when she died, it became mine; I treasured it.) The office was informed, but nothing is done. We have a gym downstairs, but she refuses to use it!

Trash issue-my neighbor refuses to follow trash protocol. Her bags are never tied, so valet trash doesnt pick them up.
Her current bag of trash out there now has been out there for a week and a half and she is too lazy to do anything about it. Ive contacted my leasing office multiple times and nothing is ever done. For $2200 in rent, it looks like I live in the slums and its pretty unacceptable and embarrassing when my guests see old trash strewn all over the landing when the come over. In addition to this, we now have raccoons on our landing due to the old trash.
In addition to her trash being outside for over a week, she has pumpkins that she purchased in October still on display outside.
Its almost March and the pumpkins are rotting and disgusting. My next door neighbors are the same as far as trash goes.
User's recommendation: Horrible place to live-no pride in the aesthetics of the property. Can’t wait for my lease to be up. The property does not care at all about their residents.

Good morning, I live at 3828 Newport Ave, 6, Fort Wayne, IN 46805. I have contacted the office because my refrigerator and my stove are broken.
The stove I can work with, but the refrigerator has been down since Tuesday. I tried communicating with the office on Thursday. They said the problem would be taken care of. I haven't seen anybody.
It has been four days since I've had a refrigerator. I've had to store at somebody else's house so that my family can eat because my refrigerator doesn't work. I called the office and left a message to talk to the supervisor. I never had a response.
I've had countless problems with maintenance and mice and fleas. When I moved in, they did work on the bathroom downstairs. They took three months to fix it.
We had countless problems with mice. This is unacceptable with the amount of money that people pay to live in the apartments.

I left a VM just now. For the last month I've called & called the office here & they don't answer.
I have had eviction notices left on my door, and have been in touch by text with "Colleen from Forest Oaks assisting with rent collection".
On May 2 she texted me that I owed a balance of $330. I texted her right back that I had paid my monthly rent in full on May 1 and am disputing the $330 since I had paid my rent before any court activities had been done so should not owe that.
Her reply was "I appreciate your prompt response. If further clarification is necessary, we'll reach out to you."
On May 7 she texted me my rent hasn't been received & i'll be charged a late fee.
I advised her (again) that I paid it on May 1.
Her reply-"Thank you for your update. We may be in touch if needed."
Then- today- a paper is on my door showing "writ of ejectment"!
But wait- Colleen from your office said if she needs more she'll reach out to me???
Please, this all seems insane to me.
WHY didn't someone just call me? I'm a human being who communicates well & have not shown anger or disrespect to your people.
I would GREATLY APPRECIATE A CALL from your office WEDNESDAY-tomorrow- so I can straighten this out.I'm stressing over being kicked out of my home.

Complaint: Move out charge / Carpets
I went to do a walk through at Village of Westover apt 101 F due to my lease ending on 5/15/25. Thalia and her manager walked through the apartment and said, it litterly was spotless .
I have lived in the same apartment for 4 years and when we reached the master bedroom I was told due to wear and tear of the carpet she may have to charge me for carpet cleaning . The carpets have no stains nor are they dirty. Even being in the apartment for 4 years it basically looked like no one lived in it . The blinds were breaking off and she wants to charge me for them as well ..its wear n tear for them being not changed after a certain time they do get fragile and start to crack .
It states in the Title 25 Residential Tenant code Chapter 51 Code 22- Normal Wear and Tear of deterioration in the condition of the property or premises by the ordinary and reasonable use of such property or premises. I have read over the lease and it says nuthing about being liable for paying for rug cleaning except if damage was done . In which theirs no stains or nor does he rug look dirty torn or ripped .
So I shouldnt be liable for something that should be done by the apartment complex before moving anyone in the apartment . This is the conditions we had to live in a month ago while the apartment was being rentavated while living in the apartment and painting .
Local office lease fraud- have proofb
My lease when I first joined the community that my wealthy sister Elizabrth Acquisto had to cosign, as have lifetime SSA designation.
Disabilty.
As the credit report will show my loan w morgan went from joint w sister to "transfer" to new account, starting over.
Then review the documentation of the lease copy of 2001 yesterday( and emailed). It completed doctored, never hinting of my cosigner.
Then why was morgan properties open/ closing a joint/ solo the same month our father died, and she embezzled my inheritance was discovered..
2 of the checks shown to get through the approval process show 2 $50,000 checks under my name o never seen.
She hung herself, that's my proof.
Trace those checks right to her.
I do not feel safe speaking dealing with anyone here at general Greene in Springfield. Because whoever is responsible is now pushing hard to get rid, one day after paying the lease payment #1. Didn't even want to give 24 hour notice on inspection. 718873****.

Damage charges
I have lived in Sherrfield Heights for the last 2 years. When I decided to move out they told me I did not have to worry about the water bill and that I may be charged for minor damages The Office Manager Susan did a walk through and has decided that normal ware and tear from living somewhere re e for 2 years alone with this water bill I was advised I would not have is over $1,000 in damages.
They even charges me for damages that one of their workers caused when installing a dishwasher. I have called them from my phone and there was no answer. Yet, I turned right around and called them from my work phone and they have picked up immediately. I have asked for the invoice of the carpet damage repair and I am waiting on a response.
I am also waiting to see how they will accommodate the charges they charged that one of their workers caused. I decided to move out because being there for 2 years I was never able to sit on my balcony because of numerous spiders. They told me I would have to put a work order in every week to have treatment.
For the money they charge weekly they should have a better system in process to accommodate their residents. So many things I could say but I get a headache everytime I think about it and how my experience has been with this apartment complex.

Two weeks ago, I submitted a maintenance request for a malfunctioning washing machine. Three days later, an assessment was conducted, revealing the need for a replacement part.
Subsequent follow-up calls from me (the office staff does not have the decency to keep you informed) yielded conflicting information regarding the part's order status, culminating in accusations of fault on my part and suggestions that I file a claim with my renter's insurance despite Morgan Properties holding the policy. The prolonged delivery time was attributed to global distribution, a factor unrelated to the deficient service for which I am paying.
My request for a formal complaint email address was dismissed as futile, given the property manager's perceived inaction. The service provided has been wholly unsatisfactory.
Preferred solution: My washing machine fixed or replaced immediately!!

Company fixed the issue and I have been provided with apology. They finally called me back becauseI had contacted the corporate office.
It was not the manager whom responded. She had one of her office clerk answer my inquiries after many repeated attempts.
Why would you charge your tenants and guests to park? Rent is already high.
And the office never answers the phone or respond to any communications. There is not any incentives of living at your properties.

I have a ceiling leak in the bathroom coming from the apartment above me. I have called maintenance, and they could not fix the leak.
At this point, I'm just fed up and will not be paying my rent next month. Something has to be done about this leak.

Well, when I try to apply for other apartments or townhomes. They are saying that I owe you all money and I dont. I just need a copy saying that I dont owe yall .

They sent it to a collection agency and are refusing to discuss it. I am filing a lawsuit against them.,
Company is a fraud! I had written an amazing review about living in this property. Because short of their horrible parking and towing policies, it was nice living there. But then when I moved out, they sent me a "damages" bill that was fraudulent to be nice about it.
They wanted me to pay for THREE microwaves as an example. They sent a collection agency after my brother who was NOT on my lease when I moved out. (Fortunately, he is hiring an attorney to sue them also now. He was taken off the second years lease, and they knew this.)
Every time I complained about the amount, they found "Errors" and kept changing the amounts and the reasons for why I owed them the money.
They supposedly made adjustments, but refused to send me a final bill. They then reported this to a collection agency.
They wanted me to pay for a brand new carpet for the entire apartment, even though the carpet was already old when I moved in. Or so it looked. They refused to tell me how old the carpet was, and why they deserved a brand new carpet to replace an old one.
They changed the reason for why the carpet needed to be replaced, depending on who they were making the claim to.
They billed me for a 8 or 10 year old stove, but also said they weren't going to bill me for it since they just cleaned it and it was old. Or maybe that was the fridge. They changed their story a few times, so it was hard to keep track of. Happily, I AM an attorney, so already spoke to a friend who is filing suit against them.
I also reported them to the AG's office. Morgan Properties should be familiar with them. They have been sued a lot. I am not sure all of their properties commit fraud, but it seems this one is not alone.
There are nicer properties cheaper in the area, especially outside of crime-ridden Lexington Park. If you must move there, take photos of everything when you move in and out, and be ready to sue them to get your deposit back. If they had just chosen to be honest. But they chose fraud and the threat of negative credit reporting and collection agencies.
AVOID MOVING to MORGAN PROPERTIES.
Lexington Park may be a high crime neighborhood, but St. Mary's Landing and Morgan Properties will rob you quicker.
- Good maintenance staff
- Management will rob you and tow cars with parking stickers
Preferred solution: A correct bill, recall the collection agency and credit report lies. Money back at this point.

You better be 100% in the right with not owing anything. No back rent, damages, fines, parking charge if applicable or any money if utilities are due through rent payment.
In other words, every time you went to pay your rent you paid the entire balance due. You have access to your tenant portal 24/7.
It better have shown a zero balance on May 3 till present. If that writ is on your door they are not messing around.
