The leasing office is almost always locked, and you have to go in person to talk to anyone because they almost never pick up their phones. We had to wait almost 9 entire months out of our 12-month lease for them to actually fix our washer and dryer, which weren't operational upon us moving in.
They kept sending in maintenance people who didn't know how to fix them; they would come in, poke at the machines for a few minutes, then leave. That being said, when you are able to get a hold of someone in the office, they're always super nice, even if they don't follow through on some of their promises (ex.
calling back by the end of the day, sending someone on a specific date). Also, the AC quality is horrible; it barely works and will shut itself off sometimes in the summer because it can't keep up.

On July 2, 2025, I raised a concern with the leasing office about maintenance using the outlet on my patio without notifying me. At first, I was told that the apartment complex pays for the electricity used on patios, but when I mentioned that I could verify this with the City of Rock Hill, the manager changed her statement and told me it was my responsibility.
This lack of clear, consistent information was frustrating.
While at the office, I also brought up the overgrown tree growing into the building, which I had first reported in person near the end of May and followed up with an email and photos on June 12, 2025, as requested. Since nothing had been done, I brought it up again in person today. The manager questioned how often I had spoken with her personally, which felt dismissive and avoided addressing the issue.
Later the same day, I received a door camera notification showing a maintenance worker pouring water directly onto the stem of my young tomato plant during the heat of the day, which can damage it. I left the DMV to return to the leasing office to address this calmly, but I was ignored at first and told it was just water since it was clear liquid.
I explained that many types of alcohol are also clear, and we do not know what was poured over my plant. So I asked her to come with me to speak with the maintenance workers and see the plant herself. Outside the apartment building, while I stood quietly near her, she became highly angry with me and threatened to call the police. The maintenance workers returned while she was on the phone with the police.
One of them (I believe his name is Chuck) told the manager to return to the leasing office and for me not to speak to any of the other workers.
When the police arrived, I showed them my door camera footage, clearly showing that I was calm and waiting. The police confirmed I had done nothing criminal and explained that if the apartment complex decided to pursue eviction, it would have to follow the legal process, and I could defend myself in court.
Later, while reviewing my camera footage, I heard Chuck mocking me, saying I was crying about them using the outlet. Given the timeline, I now question whether the watering of my plant was done in good faith or was against me. Researching South Carolina tenant laws, I learned that retaliatory eviction for making valid maintenance complaints is unlawful.
Furthermore, as an African American female, I believe that calling the police was used to intimidate me for exercising my rights to request reasonable communication.
If I had not had a door camera recording these interactions, it would have been my word against theirs, and I am thankful I had video evidence to protect myself.
Tenants should be able to raise and address valid concerns professionally, without escalation or threats. Unfortunately, my experience at Forest Oaks Apartments shows a lack of communication, professionalism, and respect for tenants rights.

Piles of snow, stuck cars, poor shoveling, no salting, and horrible snow removal! And that's just the parking lot.
There is no reason that after a snow event our parking lots are not properly cleared. The residents pay way too much money to have to shove snow that clearly requires machinery to do it properly. They are quick to attach a late fee, send you to court, but do not do repairs in a timely manner or shovel your steps and clear your parking lot as quickly. They gaslight new residents, and then they soon find out the promises were all lies.
Morgan Properties has been in business long enough and has enough properties and money to know what it takes to take care of its residents if they wanted to! But like so many landlords, the bottom line is their only concern. If I can't get to work now, can I pay my high rent?! I want the lot cleared immediately, salted, and snow removed.
That's not asking too much from a company that claims to put customers first. Put your money where your mouth is.
Take care of the hardworking poor residents in your properties. Stop handing out bonuses to property managers who save you money by cutting corners and doing the bare minimum.

First thing she feels she could come do whatever she wants to do. Her customer service is terrible; things she needs to be forced on, she doesn't.
I feel like we are being targeted. The hallway is always dirty, and there is marijuana smoking in the building. As soon as I hit the stairs to get to my apartment, I paid my rent at the same time every month with no issues with the late fees payment. Now I have to bring in a certified cashier's check.
I work two full-time jobs, my wife has cancer and has been in critical condition for the last month, and I explained that to her. I never had an issue with how I made my rent payment until she arrived at this property. Her name is Rasta Cuevas. I will not be renewing my lease because of her.
This property was a nice environment to live in until her arrival. I will need someone to contact me ASAP!

As you run out your 95,000 apartments, do you ever stop by and see the conditions that some of them are in? Do you ever stop and ask the renters how they are treated? As you sit on the Forbes hundred list, do you think about the people living in your apartments that placed you there?
Let me tell you about our experience living in your apartments. My brother and I have been renting an apartment from Morgan Properties in Saint Petersburg, Florida, since April. We have had nothing but problems since. It took us 2 1/2 months to get a mailbox key. They claimed it was lost; then it was broken. Outlets in our apartment did not work for months, the toilet didn't flush for months, and there were bugs in the kitchen for months. When we toured the facility, one pool was closed. They told us it was because teenagers were drinking there and hopping the fence, so they closed it, but then we found out it had been closed for five years, which was very misleading. We would not have rented if we knew that. The yards are disgusting, trash is everywhere, crusted underwear is stuck to the sidewalks, spare socks are on the road, and the pond is covered with bright green *** with a large shopping cart floating on top. The bottom part of our door has wood missing, and we have lizards living in the hole at the bottom. We believe we are now targets because we had to go over and above this office to get anything done. I really hope you read this.
Our cars have been towed three times. One time it should not have been towed because the license plate was being mailed to me, and I couldn't get it because I didn't have a key to the mailbox. Your office did not claim responsibility for this. I've had to sleep in my car just so my car would not get towed. Two days ago, my motorcycle got towed from a spot that I bought. My motorcycle has been covered. It has a flat tire, and I ordered a kit to fix it. I woke up two days ago to come out to find my motorcycle missing. I thought it was stolen. I was given no notice. They send emails with information, but I never got a notice. They claimed they put a sticker on it. First of all, humidity will take a sticker right off, the wind will take a sticker off, and the rain will take a sticker off. There was no sticker; I checked this bike daily. I had this feeling in my gut to call the tow truck place just to see if my bike was there before I called the police and reported it stolen. They said that your apartment complex had it towed because of the flat tire and the way that it looked. Seriously? The way that it looked? How about the crusted underwear? How about the pond? How about the trash? I bought this space. I got no warning. It is $400 to get my bike out of towing, and every day that it sits there, it's another hundred dollars. I have called the office many times, and I went to the office, but no one has spoken with me about this. Between my brother, myself, and both my parents, we have called well over 30 times, and we are being ignored. Is this how you want your business conducted?
We have reached out to your regional offices before in the past, and that's the only way things have gotten done because your office manager here is awful. We have left messages, and we have not gotten any calls back. I will make sure that I leave reviews on every website that I can to deter people from renting from you and your establishments until this is handled.
I do expect them to make this right.

Your apartment complex in St. Petersburg, Florida is absolutely absurd. The staff there lacks professionalism and empathy for everyone. They are nasty, uncaring, they give you attitude anytime you need something, and they do not return your calls and honestly once you have an issue with them they target you
It has been nothing but pure *** since my brother and I have moved in. As you sit in your mansion with your 95,000 apartments, it seems to me that you have very many people who are upset with your complexes. Do you read your reviews? Where do you get these employees that you hire in order for me to get anything done or anything handled? I have to call offices in other states to have issues handled because my unprofessional office doesnt handle things where I live. Is that how you want things handled?
For example, it took us 2 1/2 months to get a mailbox key. Took us 2 1/2 months to get outlets fixed took us 2 1/2 months to be able to flush a toilet. Our cars have been towed three times. Weve had to sleep in our car just so it didnt get towed Because our license plate was in the mail and we couldnt get our mail because we had no mailbox key. There are crusty pairs of underwear, stuck to the sidewalk, gross pairs of socks and other clothing in the middle of the road, trash in the grass. The pond is so bright green with *** on it that there is a shopping cart floating on the top Since weve moved in. There is wood missing from the bottom of my door, and we have families of lizards living in there. When we toward your facility, the pool was not open and we were told it was closed because teenagers were in their drinking, but they made it sound like it would be open shortly, come to find out after we rented the apartment and moved in. It had been closed for over five years. Your office is very deceptive.
You have a few Office members who are great to work with, but for some reason, theyre not calling us back either. I woke up two days ago and my motorcycle was towed. I did not know that at first I thought it was stolen. No one sent me a notice, nothing. Something in my gut told me to call the towing place just because weve had our vehicles towed three other times. The tow truck people told me that it was towed because it had a flat tire. Interestingly enough, I bought this parking space because it was covered and my motorcycle was covered so Im not for sure how they knew it even had a flat tire. I work 12 hour shifts and a kit was coming in the mail for me to fix my tire within days, had I gotten a notice, I would have fixed it sooner. No notice because no office person is respectful to us. The tow truck company told me they were told to tow it because of the flat tire because of the way that it looked. Are you serious? The way that it looked? What about the crusty underwear? The *** on the pond? The trash thats always in the grass? They claim they put a sticker on my bike, telling me they were going to tow it, really? They notify people by email. Why was there not an email sent? I believe this is one of many lies. Theyve told us. I do believe we are targeted.
So, Mr. Morgan, is your company going to make this right with us and pay the 400 some odd dollars to get my bike out of towing and cause these people to treat us respectfully? Between myself, my brother, and my parents who I understand are not on the lease. We have called them and other mortgage properties well over 30 times to get someone to talk to us yesterday and no one returned our call. This was before we even knew it was towed. We were trying to give your company the benefit of the doubt before we called and reported a stolen bike to the police next time we will not be that kind.
You need to make this right Mr. Morgan.

We moved out of Glen Ridge Apartments on Jan 22, 2024. They are charging us until April because they said there was furniture in the apartment.
We didn't take the furniture because it was roach infested so we're the beds. It was disgusting . We told them we were leaving in January because of infestation. Also the man across the hall was drunk every night he threw up on our door and the hallway.
He would repeatedly bang on our door screaming and yelling at 3am.
We reported it but they never did anything. We had mold coming out of a vent and all they did was spray paint over it!

This has been an ongoing issue with our A/C going in and out. The maintenance guy has tried to fix the issue, however this issue is above maintenance at this point.
This seems to be an electrical problem. Ive placed several work orders regarding our A/C system not working. Ive also sent emails to the property manager and havent gotten any emails responses back regarding getting this resolved. Im highly disappointed with the communication and the lack of responses from the property manager.
This is unacceptable and very frustrating to have to deal with this kind of situation during the summer. Im not pleased with this property at all.
I dont know when the last time the A/C system has been replaced however its ridiculous. We supposed to have a new thermostat and its out as well.
Not getting anything fixed or done about the raw sewage just sitting.
FOR 4 YEARS WE HAVE HAD A BROKE TOLIET AND AIR THAT DON'T WORK RIGHT.FOR THE AMOUNT OF RENT WE PAY REALLY. SO NOW WE WILL BE PUTTING OUR RENT in an ex grove account.

The people above me run on a treadmill, jump off steps, drop weights, etc. They have been communicated with multiple times but continue with no regard for my peace.
Her disturbances are not only heard but felt. It is so loud and thunderous that it made a porcelain rose fall off a shelf and break.
(I brought this back from Italy for my mother, and when she died, it became mine; I treasured it.) The office was informed, but nothing is done. We have a gym downstairs, but she refuses to use it!
