My car was towed at building for no reason

Then I parked my car at building 1905 visitors' parking lot because there was no parking available; it was completely full of cars. The visitors' parking didn't specify any notification for not parking during sealcoating and restriping.

They informed me that my rent was late today, even though it was a holiday weekend. I paid my rent on June 30, but the money sat in my account until I went into the office today and had to give them 40 extra dollars, which is unfair to all your residents who were charged extra after paying the rent.

I am writing to formally express my serious concerns regarding the ongoing health and safety issues at North Hampton Apartments that have continued without proper resolution.
For several months, my son and I have been exposed to marijuana and tobacco smoke throughout the building, despite this being a non-smoking property. Both my son and I suffer from severe asthma, and the constant smoke exposure has caused repeated asthma attacks and significant health concerns.
I previously notified the property management team regarding this issue, and the only action taken was a general building inspection. Unfortunately, the smoking is still actively occurring throughout the property.
In addition to the smoking concerns, I have also been dealing with a worsening roach infestation inside my apartment. There is also a large water stain on both the ceiling and wall in my bedroom that has remained unresolved and may now have developed into mold, creating an additional health hazard.
Another major issue is that residents are allowing their pitbull dog to urinate throughout the hallways. The hallways now have a very strong ammonia odor from the dog urine, creating an unbearable environment for tenants.
Due to these ongoing conditions and the negative impact they are having on my health and my sons health, I submitted my 60-day notice on May 1, 2026.
However, I was informed that I would still be responsible for paying rent through the end of my lease term on August 28, 2026.
At this point, I will be vacating the premises on June 1, 2026, because the living conditions have become unsafe for me and my son due to the severe asthma attacks caused by the smoking and other unresolved environmental issues within the building.
I am requesting that Morgan Properties release me from any further lease obligations beyond my move-out date due to the unresolved health and safety concerns. If these matters cannot be resolved appropriately, I am prepared to seek legal counsel to protect my rights and ensure I am not held financially responsible for an apartment that has become uninhabitable for my family.

I am writing to respectfully ask for your help and to request a review of my lease situation\.
I previously signed paperwork requesting a transfer to a smaller apartment within the community\. As part of that process, I paid the **$500 transfer fee**\.
My understanding was that I needed to pay this fee before I could view the available apartments\. After I was finally able to see the available units, I realized that none of them met my needs, so I decided not to move forward with the transfer\.
I did not sign a new lease for a different apartment, nor did I pay the security deposit or the rent for a new unit\.
My current lease is scheduled to end on **July 29, 2026**\. I understand that I requested a transfer instead of submitting a notice to vacate, and I sincerely apologize for any misunderstanding this may have caused\.

My mother's husband passed away 3 weeks ago. My mother is 75 years old.
She cannot live alone. When she went to the leasing office, the woman there was extremely ignorant to my mother. She screamed, 'You need 30 days' notice,' while slapping what was apparently a copy of the lease. She refused to discuss anything, just screamed and was belligerent.
My mother lived there over 5 years and had just renewed the lease. Due to the lack of parking, the trash, the inconsiderate guests of the neighbors, the teenagers partying in the laundry rooms, the machines only working part-time, and all the threatening emails about picking up dog crap and putting trash in the dumpster, we are also leaving. Even if we hadn't been leaving, we would have after this. I discovered this manager has a reputation and has run off more than one office worker.
I feel, due to the extenuating circumstances, my mother should be entitled to at least some of her initial deposit as well as the pet fee.
Her dog passed away less than six months after they moved in, and the apartment was in clean and good condition. If the woman in the leasing office is retained, she needs to be retrained, and she needs to learn sympathy.

Why is your apartment charging me $150 for the blinds I replaced? I was told they'd be cheaper to replace on my dime as opposed to having them replace them.
So that's what I did; however, when I got my final bill, I owed an exorbitant amount of money for blinds I already replaced.
They refuse to tell me which blinds they were or provide any proof or pictures of said blinds. This is ridiculous and scummy.

Morgan Properties does not answer the phone
I believe that Morgan Properties should consider new employees for the especially North Hampton location. No one answers the phone. I have amazing candidates when you guys are ready.

On July 2, 2025, I raised a concern with the leasing office about maintenance using the outlet on my patio without notifying me. At first, I was told that the apartment complex pays for the electricity used on patios, but when I mentioned that I could verify this with the City of Rock Hill, the manager changed her statement and told me it was my responsibility.
This lack of clear, consistent information was frustrating.
While at the office, I also brought up the overgrown tree growing into the building, which I had first reported in person near the end of May and followed up with an email and photos on June 12, 2025, as requested. Since nothing had been done, I brought it up again in person today. The manager questioned how often I had spoken with her personally, which felt dismissive and avoided addressing the issue.
Later the same day, I received a door camera notification showing a maintenance worker pouring water directly onto the stem of my young tomato plant during the heat of the day, which can damage it. I left the DMV to return to the leasing office to address this calmly, but I was ignored at first and told it was just water since it was clear liquid.
I explained that many types of alcohol are also clear, and we do not know what was poured over my plant. So I asked her to come with me to speak with the maintenance workers and see the plant herself. Outside the apartment building, while I stood quietly near her, she became highly angry with me and threatened to call the police. The maintenance workers returned while she was on the phone with the police.
One of them (I believe his name is Chuck) told the manager to return to the leasing office and for me not to speak to any of the other workers.
When the police arrived, I showed them my door camera footage, clearly showing that I was calm and waiting. The police confirmed I had done nothing criminal and explained that if the apartment complex decided to pursue eviction, it would have to follow the legal process, and I could defend myself in court.
Later, while reviewing my camera footage, I heard Chuck mocking me, saying I was crying about them using the outlet. Given the timeline, I now question whether the watering of my plant was done in good faith or was against me. Researching South Carolina tenant laws, I learned that retaliatory eviction for making valid maintenance complaints is unlawful.
Furthermore, as an African American female, I believe that calling the police was used to intimidate me for exercising my rights to request reasonable communication.
If I had not had a door camera recording these interactions, it would have been my word against theirs, and I am thankful I had video evidence to protect myself.
Tenants should be able to raise and address valid concerns professionally, without escalation or threats. Unfortunately, my experience at Forest Oaks Apartments shows a lack of communication, professionalism, and respect for tenants rights.

- - Parking lot snow removal is slow and not salted promptly.

Piles of snow, stuck cars, poor shoveling, no salting, and horrible snow removal! And that's just the parking lot.
There is no reason that after a snow event our parking lots are not properly cleared. The residents pay way too much money to have to shove snow that clearly requires machinery to do it properly. They are quick to attach a late fee, send you to court, but do not do repairs in a timely manner or shovel your steps and clear your parking lot as quickly. They gaslight new residents, and then they soon find out the promises were all lies.
Morgan Properties has been in business long enough and has enough properties and money to know what it takes to take care of its residents if they wanted to! But like so many landlords, the bottom line is their only concern. If I can't get to work now, can I pay my high rent?! I want the lot cleared immediately, salted, and snow removed.
That's not asking too much from a company that claims to put customers first. Put your money where your mouth is.
Take care of the hardworking poor residents in your properties. Stop handing out bonuses to property managers who save you money by cutting corners and doing the bare minimum.

The leasing office is almost always locked, and you have to go in person to talk to anyone because they almost never pick up their phones. We had to wait almost 9 entire months out of our 12-month lease for them to actually fix our washer and dryer, which weren't operational upon us moving in.
They kept sending in maintenance people who didn't know how to fix them; they would come in, poke at the machines for a few minutes, then leave. That being said, when you are able to get a hold of someone in the office, they're always super nice, even if they don't follow through on some of their promises (ex.
calling back by the end of the day, sending someone on a specific date). Also, the AC quality is horrible; it barely works and will shut itself off sometimes in the summer because it can't keep up.

First thing she feels she could come do whatever she wants to do. Her customer service is terrible; things she needs to be forced on, she doesn't.
I feel like we are being targeted. The hallway is always dirty, and there is marijuana smoking in the building. As soon as I hit the stairs to get to my apartment, I paid my rent at the same time every month with no issues with the late fees payment. Now I have to bring in a certified cashier's check.
I work two full-time jobs, my wife has cancer and has been in critical condition for the last month, and I explained that to her. I never had an issue with how I made my rent payment until she arrived at this property. Her name is Rasta Cuevas. I will not be renewing my lease because of her.
This property was a nice environment to live in until her arrival. I will need someone to contact me ASAP!
