I have lived at Lakeshore Dr Apartments for almost a year and a half they have been nothing but disrespectful dishonest and rude. my latest issue came when they had the heat set to come on building wide.
anytime the temperature outside was 80 or below. yes, that's right 80 degrees outside and they heated our apartments until it was unborable, they think that I should pay for an apartment that they made uninhabitable!
They think that I should pay for that month and a half that they ignored 8 work requests to fix it. Sorry I'm not

After being a tenant for over 9 years at Auburn Creek apartments (Victor, NY) I was billed for services upon move out. Charges were accumulated after my lease expired and I was charged for damage that is considered normal wear and tear as per NYS law.
I paid my final balance for utilities and the property manager decided to put payment towards covering damage fees. No one is ever in the office nor do they answer the phones or respond to emails in a timely fashion.

So what is the deal!? Do you have to be an A #1 IDIOT/CREEP to work in the offices of Morgan Properties!? I've been reading reviews from all over and they sound just like they are talking about HERE! I have never in my lifetime seen such ignorance and incompetence! AND THE BRASS ON THESE PEOPLE IS BEYOND COMPREHENSION! I have been without a valid lease for about FIVE YEARS! And I have been telling them for FIVE YEARS! So presently (for MANY MONTHS) they have been harassing me. Serving me with FAKE EVICTION PAPERS MULTIPLE TIMES. Double billing, changing my charges AFTER I ALREADY PAID THE RENT! Now thry have shut off the buttons on the Resident Portal so I cannot pay the rent. I called them a couple of times requesting that they fix it so I can pay my rent. They did not. And now they are harassing me for the rent.
It boils down to this...they have been ripping me off since I moved in, in 2017! I have NEVER been late or short with my rent. With the exception of now. I don't complain or get complained about. I take care of my apartment which isn't easy because they used all of the most cheapest paint and carpeting. Which has been buckled since a few weeks after I moved in. There I a list of stuff they have pulled on me that would make your hair stand up. Including putting my life into serious jeopardy!
They are trying to throw me out. They absolutely REFUSE to do anything the LEGAL WAY! I want what I am entitled to. And because I have been telling you this for so long now...I have ABOUT 4-5 YEARS WORTH of documentation (emails, letters, photos) that proves that I have done everything in my power to make this right. But they simply refuse to do anything above board. I really don't want to deal with any of this nonsense!! It's sick and twisted! What landlord doesn't want a quiet tenant who always pays the rent in full and on time? They have been harassing me and retaliating against me for months and months. It's affecting my health. My boyfriend of 20 years is dying of lung cancer. I bring him here a lot to help him and take care of him. These cretins left a note on the door saying that they had to come in and cut *** through my bedroom closet to get to the plumbing. But they didn't know exactly when. They said they would notify me as soon as they knew. One day they showed up out of the blue while I was at work. They made my boyfriend get out of bed and clean out the whole closet!! THE MAN CANNOT BREATHE!! I HAVE TOLD THEM 100 TIMES HE IS STAGE 4 LUNG CANCER AND COPD! So what did they do after that? TOOK MY AIR CONDITIONER! It was the wrong kind of A/C. They had it in the sleeve in the living room. It didn't work that great. BUT IT WORKED to help take the humidity out of the air. They DID put in a nice new one. Much bigger. But it cannot be used because the voltage is too much for the plug. They said they would be back to change it several times. MONTHS AGO!
I could go on an on about the sick stuff they do or have done. I would LOVE to leave. But I really cannot afford to go anywhere right now. With my boyfriend so sick and my father in the Cardiac Care unit for 4 1/2 months things are tight. I am having trouble with my own health now due to all of the stress. It's like I am paying a fortune to be tortured. And I don't even understand it!? Why are they refusing to give me proper notice of intent to increase the rent more than 5%? Why are they refusing to supply a LEGAL AND VALID LEASE for me to sign? And WHY ARE THEY TRYING TO THROW ME OUT FOR ALL OF THEIR MISTAKES? ITS SICK AND TWISTED RIGHT? They are trying to scare me out of here. They think I'm stupid and don't know my rights. I am very much within my rights. And I have assured them that I have years worth of proof and evidence that supports what I say. Which is why they keep serving me with FAKE EVICTION, 10 DAYS TO CURE ETC. This time they must have copied and pasted stuff off of someone else's eviction papers. They notaries and attorneys signatures. But when I called the court and spoke to the clerk they had absolutely no record of a court date. These rotten, dirty and underhanded snakes were going to make me miss work to show up for a court appearance that didn't exist!! WTH IS THAT!?
Today (August 28th 2024) there was bright red letter on my door demanding the rent. It's dated August 23rd. And it gives me until August 10th to correct the situation! EPIC!!
That's right up there with the eviction papers with the wrong address on them!! You cannot make this crap up! Who would want to? It's childish nonsense. They don't really want to take me to court because I'm going to humiliate them. NO!! CORRECTION!! They are going to humiliate themselves! When I show the judge all of the letters, emails, photos and phoney "legal documents" they have been harassing me with...how do you think that will play out? When he/she sees how they think that they can play with the laws and the legal system will they be impressed? All I know is that there is a couple of disrespectful kids running this particular rental office. And they don't have a clue what they are doing. It's so ridiculous. Absolutely no respect for their elders. I got news for you. I may be much older then them. But I am a whole lot smarter and still plenty strong enough and fast enough to turn any one of them over my knee! Little snot noses.

Hi, my name is Daniel Sheets. I live At 21b Hazelhurst drive Glenbrook Manor Rochester New York 14606.
I have lived in your apartments for over 10 years. When we first moved in things were great, we had great neighbors. The management team was great and every time we have needed something fixed, they would almost come right away. Lately I would say ever since covid things have taken a turn for the worse.
What my complaint is how the office is handling things when you call them and ask them for something. Now we pay $1450 a month with the worst service we have ever experienced. I called back in 2021 about my toilet leaking, they never came over to fix it and as a matter of fact I put plumbers putty around the base just to prevent us from having to step in urine and whatever else comes out of the toilet. I have called about the light over my sink not working, I called about the light under my microwave not working, I have also called about a cabinet door that basically just fell apart and we have not had a door on that cabinet for years.
We also had our carpet soaked in 2022 because of the rain coming thru the building from broken gutters. that incident right there was probably the only incident that the maintenance crew came and did what they had to from preventing anymore water getting in but still took 8 days to be looked at and a promise of a carpet shampoo once everything was dry and that never happened..Everything else I have listed I would call, they would say we are sending someone and never do. Our latest debacle and the reason for the long email is the hole I have in my bathroom and the security door out the back of our apartment building being broke and not being able to unlock to get in, because there is some sort of metal stuck in it. Yet again maintenance has not come to fix either after almost two weeks of it being that way.
Our neighbor told us she talked to someone in the office about the door, and whomever it was told her to just prop the security door open when she needed to use it. LIKE WHAT, THATS A SECURITY DOOR THAT COULD LET ANYONE INTO OUR BUILDING!! We have in fact gotten letters that go property wide that specifically say the security doors should NEVER be propped open. Now, to explain the massive hole in our shower.
My wife was cleaning our bathtub and two tiles below the faucet fell into the wall behind it creating a huge hole and water leak. I called the office on Friday July 5 and told them what has happened, I explain to them that we will be on vacation for an entire week and what great time to enter our apartment and get it fixed. A ticket with my repair was created and sent to my email. The issue I have is that water leaks from our shower head and or our knobs which in return is leaking into the hole directly into the wall that backs up to our bedroom closet.
I have called 8 times, my wife has called twice, my wife asked for a call back when she left the messages and still has gotten no call back, nothing!. I went up there the day that we got home from vacation, 10 days after the incident happened and kept on getting the same run around. The first time I called the lady in the office (I believe her name was Shabreel, and I know I butchered her name, no disrespect) she told me that they were shorthanded and it may be Monday, July 8 before he could get over here. I had people checking on my cats and status of the bathroom, which never got repaired Monday, July 8.
Then I started pretty much calling everyday for status updates. At one point she told me he would be over on Friday July 12 to fix it. No good, maintenance never stopped over, not even to look at it. So when I got home I went up to the office Monday July 15, she then told me that he would be over that day.
Monday has come and gone and I still have the hole in the wall. It has not even been LOOKED at! This is absolutely unacceptable! I am a fairly reasonable person and quite honestly is completely fed up and my wife forget it, the lady in the office is lucky she is dealing with me and not my wife.
Where do we go from here? What do we do? I thought I paid all this money to live in a home for it to be taken care of when need be. Not for me to fix the problems.
I would expect a call back from someone, at least an email if nothing else. my phone number is 585 754 ****. I am at the point I will call a plumber to fix the issue and send the bill to Morgan, the same way you send me the bill for my rent every month. Short staffed is one thing, a complete lack of communication is another.
I am tired of the run around and lies, not even a stop into my apartment to check what happened and come up with a plan of action on how to repair it. Pull people from other properties if this property is that behind! Also, there is an apartment upstairs that is in complete violation of the rules here regarding air-conditioning units, they have a full window air conditioner hanging out the window on the second floor, not secure with wood or anything and have not been asked to remove it.
Im waiting for the day it falls on one of my kids or another resident. Seems like NO ONE is managing this property and NO ONE is being held accountable to perform the job and duties they are paid to do.

As long as Sheila is working for Morgan Properties, they are not getting my business in future as she doesn’t care at all about her job and she has a very different sense of handling the situation.
I am writing to formally address an ongoing issue since my move to Morgan Properties at Lakes of Schaumburg on August 17, 2024.
Despite working from home and requesting that my packages be delivered to my apartment building, they are consistently being delivered to the leasing office. This situation is highly inconvenient, and repeated requests for assistance have been unsuccessful. I have spoken to the receptionist and Sheila, the manager, who informed me that no help could be provided and even suggested returning my packages to the sender. This contradicts the posted signage stating that packages will be delivered to residents upon request.
This serves as my first formal notice regarding this issue. Should the matter not be resolved in a timely manner, I will be forced to pursue legal assistance.

Unprofessional Property Management
I had a conversation with the property manager Christen and she became aggressive in the conversation and so did I ,I was told that I would be solely responsible for damages in the gym and my 12 year old grandson was supposed to have been involved ,I saw the video and it was know property damages ,she then used another excuse and it went like this my grandson was unsupervised by an adult so I will have to move from my unit 7 years and a excellent rental history.I contacted her supervisor Ebony and it appears that they have the same personality .I actually called Ebony back just to make sure I was talking to a supervisor.So Im moving

I have complaint about the Roaches for the last two years and The people in the office does not care Because.
They don't live on the property The people in the office told me that no one in the Apartment building is complaining about roaches. And all they can do is put me on the list to keep putting the pace and the sticky pads in my apartment not coming back to check on what was going on if they were going away or not.
And the women in the office are very nasty acting. Cause they don't care about what's going on out here, all of them

Really distraught that it has come to this, but I get no help or response from maintenance or the office and Ive had multiple issues within the last few weeks. First things first, my buildings washer and dryer have been broken for years.
Ive made multiple complaints that the washer was leaking and they never fixed it. Once I made a huge deal about it, we didnt have washer or dryer access on our building for over a month. The excuse was that they were waiting for appliances. Secondly, my air conditioning was broken.
The first time they sent someone out, he had no clue how to fix it. Then so on and so forth until they told me they had to get an outside contractor to fix it. I didnt have A/C in the middle of the heat wave a couple weeks ago for almost 2 weeksthen they left my filters out of the ac bc they were dirty, didnt clean them, and at the time I was staying with my parents who are ill so when I came home I had A MILLION BUGS in my apartment. It was disgusting.
I put in multiple requests for them to come take care of the problem and to no avail. They just put that my requests were complete and kept on moving. I bombed the place myself. Cost me over 100 dollars to so.
Thennnnn I have mice in my apartment. For weeks now I have requested them to come set traps and send the exterminator: no communication no nothing and they just complete my requests. Cool! I also got my own traps that I spent money on.
Thennnnn on Friday evening it started to rain, water started falling from the ceiling and coming in from the bottom of patio. I called emergency service and they said we will put in a request for you that shouldve been fixed right away. Nowwwww my carpet is saturated all weekend bc it keeps raining. Im going to need new carpet and my ceiling fixed.
Ive lived her for a long time now. The maintenance has gotten worse and worse over the years and the girls in the office are well lets just say I wont get into it. So please someone reach out to me and resolve these issues. I refuse to pay rent until this is resolved.

The noise level here is outrageous people hang in hallways daily partying broken beer bottles fighting in hallways busting beer bottles and knives being approached by Latinos for sex for money been to office in person and between phone calls to office 24 times within a yr they give you false security you see cameras but they do not work its dangerous here I never go out after dark my car has been broken into this specific apt complex Glen Ridge Apts on furnace branch rd is completely out of control again between in person and phone calls 24 times they do nothing at all drug activity at night just a psa if your thinking of moving to Glen Ridge Apts pls reconsider its very unsafe here ty and have a great day

Nothing but problems since moving in
The apartment we got was not move in ready nor the apartment we had applied for. Found out later on the unit we wanted was given to a leasing agent that was moving into the building.
Quick touch ups had been done, but that's all. From dirty cabinets, to a chipped vanity, and an ac unit that had no dust cover or filter the list goes on. Due to the circumstances that caused our move we sucked it up and stayed worst mistake ever. Our carpet wasn't even adhered properly to the floor and over time it started to tear vacuuming became an absolute no go in certain areas.
Maintenance requests get done on their own time, and they love to try to come into your apartment when you aren't home. Our dish disposal started leaking one day while we weren't home into the unit below causing carpet and electrical damages, and they tried to blame us. Turns out someone had installed the air gap incorrectly which caused the leak. We decided to transfer units due to the overall condition of the building.Our transfer was made as difficult as possible, we got approved for the unit submitted everything they asked for then suddenly said we couldn't move due to the unit being available sooner than expected.
They began treating us like a nuisance so we had to go sit down and talk with the property manager to get it resolved. When the day finally came to move 10 mins before we were supposed to get keys suddenly maintenance had work to do in the unit but we were told it move in ready which is why we couldnt move in Aug and had to push the date up to July. They came in painted, removed trash, and cleaned somewhat (found a trash pile in a closet). So after we got over that hurdle about 2 hours into the move the carpet guy shows up and tells us he was scheduled for that day.
How in the world was this unit ready when basic things hadnt even been done yet? We found various screws scattered around in the carpet and to make matters worse we had the same issue with the AC. No dust cover or filter. Smooth move program is a joke and overall so is the company they don't care about their customers only the money.
How can you charge someone over $1.6K for damages but no work has been yet? Let alone you guys knew the apartment came with damages that you guys didn't fix from the previous tenants.
We are waiting for the itemized bill to be mailed because the portal doesn't detail exactly what we are being charged for. When we saw an influx of people moving (6+) we should've followed but instead chose to stay.

Problems with property management and a staff member
Well it all started with the staff member who was moving in next door to my husband and I; before she moved in she was checking on the apartment and was walking on our patio moving our furniture. When I confronted her asking her to stop moving my furniture she quickly denied moving my furniture and when I showed her on the Ring she then proceeded to say *** no I don't want to be your neighbor." The staff member moved in anyway a couple of weeks later.
Meanwhile, the neighbors upstairs were playing there music loud and in retaliation I turned my music up so they would either turn it off or down. We were dealing with that for months and they stopped for a couple of days and started following us around stomping over our heads. So, when the staff member who said to me that she doesn't want to be my neighbor heard me playing my music loud we got a letter from the property manager saying that they had got noise complaints about our music. When my husband and I went to explain about the situation I told her that a couple of times that we came home that we smelled weed and that the smell was coming from the apartment of the staff member.
I even smelled it coming out of her car when she pulled in front of the house one time. But now after all that here goes the upstairs neighbors playing their music loud again and my husband just turned our music on not playing it loud. Then we here a knock on the door and see on the Ring that the staff member telling the maintenance man that our music was louder than that which it wasn't and this is about 10:30 am so the maintenance man hears our music in our house and hears that it is not loud. To make a long story short my husband went to the office trying to tell the property manager about the situation she doesn't want to here it and then I came in the office trying to explain she didn't want to here it telling me if I want to speak to her I could either email or call and not come in the office because I was creating a hostile environment I was using profanity or saying anything to her staff member but I'm not allowed in the office.
This is the 3rd property manager we've had since we moved in and now we can see why. What type of Property manager allows employees to smoke weed but I can see that the situation was handled in a very unprofessional manner.

Hire better staff, someone that is welcoming and tells you everything upfront regarding the Jetty bill and so forth. They try to be intimidating and hire the wrong people to run their pools, making up rules as they go along.

Hi Kim, Thank You Kim for reaching out and I was at the locker room again today struggling with 4 deliveries and one of them being big enough to not even fit in my car. Besides I have a recorded back injury and this the reason I shop online rather than going out to the stores most of the time.
So I tried to reach for help since there is a sign on the door that says, management will bring the bigger items to your building. Sheila was there and I simply asked her for help and she not only refused to help and said she will take that sign down and asked me to get out of the office. I have not said a single thing rude to her and was simply trying to address an inconvenience that this is causing and let’s try to find a solution but her solution was to kick me out of the office and slammed the door to my face. Please be advised I have everything on a Video and if you would like to see how unprofessional she is being in addressing this issue feel free to reach out to me or I will be also make sure it’s reviewed with that on google maps.
