This place has gone downhill since Rosemary and Nicole left. The property manager Isabella is extremely rude. She is unprofessional, the staff lies and she backs them up in their lies. I’m in the process now of filing a court case against the property. I’ve tried emailing my regional manager and I’m still waiting to hear back. I tell all interested interested and those in the outside community to stay away from apartment communities managed by Morgan properties. I say that if they want to to live in misery and be scammed that they shall move into an apartment managed by it. I tell persons about the incident that recently occurred to me and how the management knows and will not fix the problem. Everyone thinks the response of the management is terrible and understands how I feel. Friends are so concerned about me that they could pull me out of my apartment. The incident two or three ago when a strange man followed me into my apartment building and to my apartment. The light above the entrance is dim and I cannot see who is around me. I opened up my door, turned around and there was a strange man standing behind me. Luckily he did not force me into the apartment and follow me inside. I told a rental agent, the rental manager and property manager about the incident. They all say something would be done. The light remains dim. So what if she gets raped? I'll tell the police the management does not fix the light and do whatever I can to make the name Morgan Properties look even worse than I already have done. That's one job i'll never stop liking to do!

Message from my certified letter i sent to the CEO, SVP and other executives at Morgan Properties :
I am writing you all because unfortunately, I have not been able to get any resolution or even any true acknowledgement to my concerns and requests even after filing a complaint with The BBB. Since I stepped foot into Townhomes at Diamond Ridge last April, my experience has been nothing short of a nightmare.

I first obtained the lease while I was 8 months pregnant with my son who is now 11 months old. Immediately I noticed my home was infested with mice, ants and wasps, I had no hot water and my deck was rotting through. I was not allowed to complete a walk through until the day I was moving in but was so far along in my pregnancy that I had no choice by then or I would have had no place to house my newborn. Although being almost full term in your pregnancy having to wrap your mind around the idea your about to bring your new baby home where you could hear the mice scurrying around in the walls, was even more frightening.

We had mice to the point I could not even sleep, I could hear them running through my house at night. I even went into labor a month early! The pest control man came numerous times and the mice were still there but now there were wasps....somehow they had gotten into my house from outside (there was a huge nest directly over my door) and a few times I had caught wasps flying within centimeters of my newborn sons face. It took them a MONTH to come and look at the nest and the handyman had no idea what to do with the wasps nest, so it took another 2 terrifying anxiety filled weeks to get the problem completely solved.

That's not even the worst part. In the following weeks the weather started to warm up and my door frame was so rotted and swollen that the doors jammed locking me and my newborn son out in 90+ degree heat. When I walked down to the leasing office they shut the door in our face and told me there's nothing they could do and that they were closed, they told me to call the maintenance line. This took over 2 hours!

I spent 2 hours with my newborn in the heat trying my best to keep him cool while I waited, even though the staff was still inside chatting away leaving me and my eight week old baby outside. I got an eviction notice on my door when I never paid rent late a day in my life. There are gangs of kids outside at all times and my packages get stolen on a regular basis. My stove caught on fire with my son only a few feet away.

Had I not known how to handle this situation, I am not sure how things would have turned out! By the grace of God I happen to be a veteran of the US Navy and had been previously trained in fire safety. My pantry door in the kitchen comes unhinged and almost crushes my son while he was in his walker. If I was any less of an attentive mother, I’m 100% sure my son would have sustained a number of injuries due to the health and safety hazards we have been subjected to.

This has been a frightening and stressful experience to say the very least! I feel like a have to protect my son from this apartment. It has been absolutely dreadful. The staff is rude, non-compassionate, unprofessional and condescending at best (this is the worst part, lack of empathy for anybody else’s problems.

we LIVE here. This is where we have our families!) I can never get a reply unless I follow up multiple times or copy my attorney. I was double charged rent one time I had go into the office twice, send 3 emails, and leave 4 messages for the account manager to call me back. The only person who had been helpful in getting my issues resolved was Eric Chilton, and unfortunately, I’m told he’s no longer with the company.

I even filed a complaint through BBB addressing all of my issues and all of the things my family and I have had to deal with and in true Townhomes at Diamond Ridge fashion, the property manager pretty much says…see policy on breaking the lease. The name of the regional manager will not be provided to me. The office staff refuses to give the name. None of the concerns were addressed or taken into consideration.

She simply forwarded me the guideline. Gentlemen, hopefully you read my letter and request to cancel this lease at either no charge or discounted amount and put yourself in my family’s shoes. Hopefully by me describing only some of my experiences here you were able to feel even a fraction of the stress and frustration I have been feeling, especially as a new mother. All I am asking for is to be let out of this lease.

This has been a nightmare for my family and now that I am able to provide them with better living conditions, I would like the opportunity to do that. My anxiety levels are through the roof, I have two children I feel like I have to consistently follow around to make sure nothing is going to kill them and I’m just tired.

Thank you for your time and consideration to this request. I’m sure you all are very busy and I’m sorry I had to even bring this to your attention but I have no one else to help me.

The issues at this apartment is ridiculous. I don’t want to break my lease but I want to be moved on Morgan properties expense like a year ago.

I don’t understand the maintinence team or the people who are in charge. My carpet is soaked for a third time. All they do is pull padding and then bring fans to dry carpet out , that is unacceptable in my eyes. I put in maintin request to fix stuff it’s never done I still have *** in my ceiling from a leak last year.

In my living room I just got a faulty door replaced this took a whole 8 months to do.

This apartment is so raggedy and I would never suggest any of the properties to no one not even a *** smh. I will be in the leasing office at 9 am tomorrow of course they will give me a run around as they usually do that is sad asf.

Final Bill

I am trying to figure out what methods of payment are accepted and trying to get instructions on paying online to no avail. I have sent an email and have been informed that it will take them 2 days to respond to the email and I have only been given 5 days to pay the final bill which the 2 days interferes and leaves only 3 days for them to receive payment. All I am trying to do is make sure that the final bill is paid and that this run down company does not stall to try and add this to my credit. On the bill there is no instructions on how to pay online or what method of payment is accepted by mail.

Morgan Properties did reach out to us. However I did have to go to someone in corporate office to assist me, they have been helpful in getting repairs done. We still have two more problems that need to be taken care of that is mold and water damage under kitchen sink that smells caused by the dishwasher.

No Integrity No Trusthworthy

Unfortunately it was not resolved. They explained to me that apparently the carpet needed to be changed because it was so smelly that they technicians thought I had a pet, so it was in « desperate » need to be replaced.

Obviously this is not true, I never had any pets or brought one in my apt, always neatly. This was a prepared routine statement they had in place to charge tenants close to $500 to replace an alleged smelly carpet.

I lived in an apt complex for 3 years straight and never got a charge because of bad or smelly carpet. Just be aware of their tactics and do not sign there unless you would like to have to opportunity to be taken as a big fool with a huge bill and having rude communications at the exit.

I lived at Silver Spring Station Apartments at Nottingham, MD for about a year. The full rent was paid always on time with no late rent including the water and sewer bills. Before move out, I called the office to know of the process goes and to make sure that their directives will be followed as such, so that I will not have any issue later on. Interestingly, after reception of the keys, which I was not notified, I got a damage charge of approximately 500 dollars! After, many failed calls and unresponsive emails, I was able to reach a staff member but she could not explain to me the damages. Instead, I was directed extremely rudely to a collection phone number and email. If a room is so damaged, how could it be listed so quickly into the market for leasing (in less than 3 weeks). For a tenant, that do not have pets, who is extremely neat and who has taken pictures and videos of every room in that apartment at the move out, with the assurance that the cleaning was done perfectly, it is very disappointing to come across a staff with such a high level of dishonesty. When a person decide to rent, there is a mutual integrity that it is expected from both parties; trust that the tenant will pay consistently and the trust that the management team will be honest in their actions. I am very disappointed that the office was more inclined to take money than respecting the value of customer relations. I will not recommend anybody from signing at Silver Spring Station Apartments, because their have zero integrity.

Issues

I had a rental car (due to an auto accident) on the property in front of my apartment and it was towed because the rental office stated that there was no pass in the car. It was stated that I needed to pay $325 to get it out of impound.

Rental office stated there was nothing that they could do in contacting the tow company and having them release the vehicle.

So when I went to get the auto from the impound lot, I wasn't allowed to get it because they said it was a rental and the rental company had to get it but when they contacted the rental company they said they couldn't get it for 2 days. Now the rental company is telling me that I owe them close to $500 and cannot rent from them until I pay out of my pocket for it.

I feel that property management could and should have told the tow people to release the car as it was towed in error. Instead they presented with a "I don't care" attitude.

I lived on Nieuw Amsterdam from July 2017 to December 26, 2017. When I was there, I always had credit on the tenant portal. In November 2017 money was withdrawn from my credit for no reason. I called the attention of the Apartment Management to it. The management told me to talk to Morgan Properties. I called Morgan Properties several times, they never picked my calls and they never returned my calls. I never got that money and never heard from Morgan Properties. On December 26, 2017 I moved out of the property. On March 16, 2018 I received a bill (dated February 2, 2017) from a collection agency (via email) telling me that I am owing Nieuw Amsterdam Rent for November 2017. November 2017 rent was due on November 1, 2017. I lived on the property from November 1, 2017 till December 26, 2017 when I moved out. No one made a claim (verbally or in writing) that I was owing them for anything or for anytime. Now, I am receiving a bill through collection agency. They refused to return my $250 security deposit claiming water bill, damage, and cleaning ($34.43, $8, $40 & $160) which should total $242.43. However, their own Math is giving them $282.03 (they want me to pay them extra $32.03). I have contacted Nieuw Amsterdam in that regard. Nieuw Amsterdam claims that they do not know about the collection. They referred me to Morgan Properties. Morgan Properties promised that one of their managers will call me back with information. For more than one month now, as usual, no one has called me back.

APARTMENT HOLD REFUND

APPLIED FOR AN APARTMENT. GOT APPROVED.

DIDN'T LIKE THE BUILDING THAT WAS GIVEN. TOLD THE PROPERTY MANAGE THAT I WAS NOT GOING TO ACCEPT THE APARTMENT. I REQUESTED A REFUND THE VERY NEXT DAY. I HAVE CALLED AND EMAILED SEVERAL TIMES.

A MONTH LATER I STILL HAVEN'T RECEIVED MY REFUND. THE MANAGER JUST SENT THE REFUND REQUEST TO CORPORATE OFFICE YESTERDAY. NOW I CAN NOT GET IN TOUCH WITH ANYONE AT THE CORPORATE OFFICE....I REALLY DO NOT UNDERSTAND HOW YOU CAN TAKE MY MONEY IN A MATTER OF SECONDS BUT REFUSE TO GIVE IT BACK IN A TIMELY MANNER. THE CUSTOMER SERVICE IN THE LEASING OFFICE WAS VERY BAD.

THEY DID NOT RETURN PHONE CALLS OR RESPOND TO THE EMAILS THAT WERE SENT.

EVERY TIME I CALLED, TI WAS TOLD THE MANAGER STEPPED OUT OR LEFT EARLY FOR THE DAY. I STILL HAVE NOT RECEIVED A RETURN CALL ABOUT MY DEPOSIT.

My application was denied on 8/31/2018. I keep getting the run around when I call the property regarding the refund of the application fee.

Then you can never get a person when you call the corporate number. I am going to contact the Better Business Bureau next.

I called a month inquiring about my bathroom floor. It is literally coming apart and needed to be replaced. It look horrible. The management before never came and replaced it when I moved in. A maintenance guy came and looked at it, took pictures and said that his supervisor will look at the pictures and will make a decision on it. A week went pass and nothing!!!! I called the office and ask what was going on. Brittney or Tiffany answered and told me she will put another order in which she didnt because I checked. Crazy thing is the work order that I called for said complete WHICH WAS NEVER COMPLETE. I will not recommend anyone living here at the Glens at diamond ridge. I am very unsatified living here.

Complaint Switch of Apartment

Brookdale Apartments used a bait and swicth on us. Day of move was switched to an apartment that wasnt even ready. Told at 1030am moving day. Movers scheduled for 1pm. Got switched to last building in Brookedale last unit. 20 steps up 300 feet down sidewalk. I am a breast cancer patient with bad knees and bad back. Apt wasnt ready until 4pm. Cleaning people were still cleaning when movers started coming in with furniture. And was told last minute (cant park in numberd spaces) parking is beyond terrible!!! I am truly pissef. But Morgan Properties got money in good faith

Issues not resolved with landlord office

I set up automatic payments starting in july. I thought i did so on june but found out that my account was not registered. This led me to register IN THE OFFICE with the agent at Imperial gardens office. I saddened to find out july 3rd that i was being charged a late fee for non payment of july. I went back to the office on my availability to find out why the automatic payment didnt go through. The agent recognized meright away since i have been there several times for the payment issues that she said she would take care of the fee. She set up a one time payment and again and realized that she didnt truly complete the automatic pay process. I wanted to set it up at the office for a good show of faith. Now i have automatic paymemt but a 271 dollar late charge fee that i was told would not be there. I have returned to the office to have them correct this issue and another agent who acted unprofessionally in speech told me that these charges have to be paid. This was told to me before i could explain. I am at the point where i will seek other living arrangements and legal actions. I hope to hear from someone soon.
