I am writing you all because unfortunately, I have not been able to get any resolution or even any true acknowledgement to my concerns and requests even after filing a complaint with The BBB. Since I stepped foot into Townhomes at Diamond Ridge last April, my experience has been nothing short of a nightmare.
I first obtained the lease while I was 8 months pregnant with my son who is now 11 months old. Immediately I noticed my home was infested with mice, ants and wasps, I had no hot water and my deck was rotting through. I was not allowed to complete a walk through until the day I was moving in but was so far along in my pregnancy that I had no choice by then or I would have had no place to house my newborn. Although being almost full term in your pregnancy having to wrap your mind around the idea your about to bring your new baby home where you could hear the mice scurrying around in the walls, was even more frightening.
We had mice to the point I could not even sleep, I could hear them running through my house at night. I even went into labor a month early! The pest control man came numerous times and the mice were still there but now there were wasps....somehow they had gotten into my house from outside (there was a huge nest directly over my door) and a few times I had caught wasps flying within centimeters of my newborn sons face. It took them a MONTH to come and look at the nest and the handyman had no idea what to do with the wasps nest, so it took another 2 terrifying anxiety filled weeks to get the problem completely solved.
That's not even the worst part. In the following weeks the weather started to warm up and my door frame was so rotted and swollen that the doors jammed locking me and my newborn son out in 90+ degree heat. When I walked down to the leasing office they shut the door in our face and told me there's nothing they could do and that they were closed, they told me to call the maintenance line. This took over 2 hours!
I spent 2 hours with my newborn in the heat trying my best to keep him cool while I waited, even though the staff was still inside chatting away leaving me and my eight week old baby outside. I got an eviction notice on my door when I never paid rent late a day in my life. There are gangs of kids outside at all times and my packages get stolen on a regular basis. My stove caught on fire with my son only a few feet away.
Had I not known how to handle this situation, I am not sure how things would have turned out! By the grace of God I happen to be a veteran of the US Navy and had been previously trained in fire safety. My pantry door in the kitchen comes unhinged and almost crushes my son while he was in his walker. If I was any less of an attentive mother, I’m 100% sure my son would have sustained a number of injuries due to the health and safety hazards we have been subjected to.
This has been a frightening and stressful experience to say the very least! I feel like a have to protect my son from this apartment. It has been absolutely dreadful. The staff is rude, non-compassionate, unprofessional and condescending at best (this is the worst part, lack of empathy for anybody else’s problems.
we LIVE here. This is where we have our families!) I can never get a reply unless I follow up multiple times or copy my attorney. I was double charged rent one time I had go into the office twice, send 3 emails, and leave 4 messages for the account manager to call me back. The only person who had been helpful in getting my issues resolved was Eric Chilton, and unfortunately, I’m told he’s no longer with the company.
I even filed a complaint through BBB addressing all of my issues and all of the things my family and I have had to deal with and in true Townhomes at Diamond Ridge fashion, the property manager pretty much says…see policy on breaking the lease. The name of the regional manager will not be provided to me. The office staff refuses to give the name. None of the concerns were addressed or taken into consideration.
She simply forwarded me the guideline. Gentlemen, hopefully you read my letter and request to cancel this lease at either no charge or discounted amount and put yourself in my family’s shoes. Hopefully by me describing only some of my experiences here you were able to feel even a fraction of the stress and frustration I have been feeling, especially as a new mother. All I am asking for is to be let out of this lease.
This has been a nightmare for my family and now that I am able to provide them with better living conditions, I would like the opportunity to do that. My anxiety levels are through the roof, I have two children I feel like I have to consistently follow around to make sure nothing is going to kill them and I’m just tired.
Thank you for your time and consideration to this request. I’m sure you all are very busy and I’m sorry I had to even bring this to your attention but I have no one else to help me.

The issues at this apartment is ridiculous. I don’t want to break my lease but I want to be moved on Morgan properties expense like a year ago.
I don’t understand the maintinence team or the people who are in charge. My carpet is soaked for a third time. All they do is pull padding and then bring fans to dry carpet out , that is unacceptable in my eyes. I put in maintin request to fix stuff it’s never done I still have *** in my ceiling from a leak last year.
In my living room I just got a faulty door replaced this took a whole 8 months to do.
This apartment is so raggedy and I would never suggest any of the properties to no one not even a *** smh. I will be in the leasing office at 9 am tomorrow of course they will give me a run around as they usually do that is sad asf.

Unfortunately it was not resolved. They explained to me that apparently the carpet needed to be changed because it was so smelly that they technicians thought I had a pet, so it was in « desperate » need to be replaced.
Obviously this is not true, I never had any pets or brought one in my apt, always neatly. This was a prepared routine statement they had in place to charge tenants close to $500 to replace an alleged smelly carpet.
I lived in an apt complex for 3 years straight and never got a charge because of bad or smelly carpet. Just be aware of their tactics and do not sign there unless you would like to have to opportunity to be taken as a big fool with a huge bill and having rude communications at the exit.

Issues
I had a rental car (due to an auto accident) on the property in front of my apartment and it was towed because the rental office stated that there was no pass in the car. It was stated that I needed to pay $325 to get it out of impound.
Rental office stated there was nothing that they could do in contacting the tow company and having them release the vehicle.
So when I went to get the auto from the impound lot, I wasn't allowed to get it because they said it was a rental and the rental company had to get it but when they contacted the rental company they said they couldn't get it for 2 days. Now the rental company is telling me that I owe them close to $500 and cannot rent from them until I pay out of my pocket for it.
I feel that property management could and should have told the tow people to release the car as it was towed in error. Instead they presented with a "I don't care" attitude.
HORRIBLE!!!

APARTMENT HOLD REFUND
APPLIED FOR AN APARTMENT. GOT APPROVED.
DIDN'T LIKE THE BUILDING THAT WAS GIVEN. TOLD THE PROPERTY MANAGE THAT I WAS NOT GOING TO ACCEPT THE APARTMENT. I REQUESTED A REFUND THE VERY NEXT DAY. I HAVE CALLED AND EMAILED SEVERAL TIMES.
A MONTH LATER I STILL HAVEN'T RECEIVED MY REFUND. THE MANAGER JUST SENT THE REFUND REQUEST TO CORPORATE OFFICE YESTERDAY. NOW I CAN NOT GET IN TOUCH WITH ANYONE AT THE CORPORATE OFFICE....I REALLY DO NOT UNDERSTAND HOW YOU CAN TAKE MY MONEY IN A MATTER OF SECONDS BUT REFUSE TO GIVE IT BACK IN A TIMELY MANNER. THE CUSTOMER SERVICE IN THE LEASING OFFICE WAS VERY BAD.
THEY DID NOT RETURN PHONE CALLS OR RESPOND TO THE EMAILS THAT WERE SENT.
EVERY TIME I CALLED, TI WAS TOLD THE MANAGER STEPPED OUT OR LEFT EARLY FOR THE DAY. I STILL HAVE NOT RECEIVED A RETURN CALL ABOUT MY DEPOSIT.

Rude office staff and maintenance is lazy.
